You’d love to own that house, but how much should you offer for it?

You found the home of your dreams and everything feels just right. You want to ask your Texas REALTOR® “Where do I sign?” But before you submit an offer on the property, you have to decide how much that offer should be. So, how do you arrive at a number? Here's where it’s in your best interest to work with a Texas REALTOR® … and it’s why so many people do. In fact, a 2013 consumer survey found that the top three things buyers want from their real estate agent are help finding the right home to purchase, help with price negotiations, and help negotiating the terms of sale. When you’re ready to submit an offer, your Texas REALTOR® will use his or her resources and knowledge of the market to find the selling prices for comparable homes in the area that sold recently. This means he or she will look for properties nearby that have features similar to the one you’re interested in—square footage and number of bedrooms, for instance—to determine its market value. This number may differ from the asking price. Using the sale prices for comparable properties and other factors that can affect the property’s value, your Texas REALTOR® will help you present a strong offer to the sellers that gets you one step closer to the closing table.

9 ways to ruin your open house

When done right, open houses are a great way for potential buyers to see your property at its best. When done wrong? You risk ruining your chances of a quick sale. Below are the worst mistakes sellers make at open houses as identified by Parade Magazine: 1. Staying during the open house 2. Not leaving enough time before you leave to prepare the house 3. Not cleaning up at all before you leave 4. Letting pets stay during the open house 5. Trying to mask odors with stronger odors 6. Trying to mask sounds, such as traffic noise, with louder sounds 7. Not turning on lights before you leave 8. Blocking access to parts of the house 9. Leaving notes for buyers, pointing out features of the home Remember, your Texas REALTOR® knows how your property will appeal to buyers. Listen to his or her advice about open houses and other matters regarding your home's sale.

What some sellers know that others don’t

Another For Sale By Owner sign popped up in my neighborhood recently. I wonder if the sellers are heading down the same path as the last three homeowners who tried to go FSBO. Here's what happened for each of them: A sign went up in the yard—the familiar red and white FSBO sign for two of the homes and a homemade poster board on a wooden stake for the third. All had hand-written phone numbers scrawled on them ... not easy to read. There were property fliers, an open house or two, and then ... nothing. After a month or more, all three signs were replaced with signs of Texas REALTORS®. And guess what happened next? All three properties sold, one in just two days and the others in a little over a week. Now, I'm not saying that people can't successfully sell their homes themselves. But I will tell you that plenty of people learn the hard way that it's not as easy as jamming a sign into your yard. A Texas REALTOR® not only will bring more attention to your home but can help you price it, give you advice about buyers' offers, help you negotiate, and assist with the dozens of tasks between a contract and a successful sale. Something to think about if you're considering selling on your own.
